Financial Information - Sources of Funding

Since our inception, Habitat Charlotte's economic model has been one of continued progress towards financial self-sufficiency. The highlight of that model is our Mortgage Recycling Program. Habitat’s initial investment in land and infrastructure allows it to build and own each house outright, without any outstanding debt. Through the support of volunteer construction crews, Habitat is able to offer families zero interest, no profit mortgages that homeowners can pay off over the course of 15 to 25 years. During the life of the mortgage, each monthly payment that is received by Habitat Charlotte – ranging from $337 to $676 per month – is recycled into the operating budget to help finance the initial land and construction cost for future homes. In 2007, Habitat Charlotte's mortgage receivable payments totaled approximately $2 million.

In 1996, Habitat Charlotte opened its first ‘ReStore’ on Wilkinson Boulevard in West Charlotte. We opened a second ReStore on Wendover Road in East Charlotte in February 2006. The ReStore is a retail division of Habitat Charlotte that sells new and "experienced" building supplies and home goods. All profits from the Charlotte ReStores are used to support Habitat’s construction efforts. The combined revenue from our 2 Charlotte ReStores will raise the equivalent construction costs of 5 to 8 homes annually.

While Habitat Charlotte is working towards self-sufficiency, it has yet to reach that goal.  The organization still relies on the generosity of corporate, faith, and individual donations to support approximately half of the annual operating budget.
